Round Lake condo sales fall for third straight year

Sales of new and resale condominiums fell for the third consecutive year during the first quarter in Round Lake. The neighborhood was one of many around the Chicago suburbs to see a decline in demand in recent years.

According to data from the Chicago Association of Realtors, a total of just 34 units were sold in Round Lake during the first quarter, down from 50 units sold during the same period in 2007. This was well off the high of 86 units sold during the first quarter 2005, and the lowest total sales seen since 2002.

Condo owners and developers are facing one of the slowest markets in recent memory in Round Lake. If you’re selling your condominium, you’ll need to have a bit of patience. It will now take you an average of 158 days to find a buyer, nearly double the time it took just a year ago.

It’s not surprising that prices have started to come down for condominiums around Round Lake. The average sales price fell by 1 percent during the first quarter, and prices for Chicago Condos For Sale in the neighborhood could continue to drop in the next few months.

High-rise towers approved for South Loop

Efforts by neighborhood organizations in the South Loop to limit higher buildings in the neighborhood have failed, after members of the Chicago Plan Commission gave approval for the development of two towers in the area.

The towers are part of Central Station, which will offer both townhomes and condominiums. The two new towers will be located on Roosevelt Road, and will have 73 and 83 stories, making them the tallest towers in the South Loop. The development is led by Fogelson Properties, which had originally planned to build two smaller towers at the site, but decided to increase the height and add more units to the buildings.

Residents complained that the buildings would cast a shadow over the neighborhood, and presented photos of what the area would look like once the towers are completed at a meeting of the Plan Commission on Thursday.

However, despite protests from neighborhood groups, the developer will be able to go ahead with the project, marking a new era in the South Loop real estate market. The towers will surely be one of the first of a new wave of ultra tall developments in the southern part of downtown.
